A popular option with clients at the initial stage is to have a Feasibility Study carried out. MiL Architects will provide you with a list of development options which may be available based on your specific property and location. This incorporates a site visit and an investigation into the planning history of the property; determination of whether your property is located in a flood risk area; as well as verification of any tree preservation orders in place etc which may affect your development.

This study will give you an understanding of the development option which is best for you, without the need to commit to a full set of design drawings at the outset. It is helpful when narrowing down the scope of service which will ultimately be required, saving you time and money.

Whether you wish to extend your property, or simply rearrange the internal layout, MiL Architects can help. With years of experience developing both commercial and residential properties in the UK and Ireland, there is a strong knowledge of how to manipulate and re-structure existing spaces to maximise their potential. Sometimes, this can be achieved without extending at all – through careful and considered re-organisation of the existing layout. If, however, additional space is required that cannot be realised without extending, there are generally three ways this can be achieved:

2. Prior Approval (Neighbourhood Consultation Scheme)
3. Planning Approval

Visualisations

MiL Architects use cutting edge drawing software packages to ensure that each and every client understands their design.

Services include production of 3D floor plans, internal and external perspectives, photo-realistic renders which help to describe the chosen materials palette, as well as interactive 3D models of the proposal which you can navigate using a smart phone or tablet in your own time.

These images can often be used to help persuade the local authorities about the merit of a particular scheme, and are a useful tool for initiating those early conversations.

Things to be Aware of 

There are several things to consider when proposing to carry our works to your house, each of which may have a considerable cost implication. These range from statutory items, such as whether or not you may require planning permission, to more unforeseen items – for example, whether a window on your neighbour’s property has a right to light, or whether a tree on your property has a tree preservation order etc. It is easy to see how the design of a project can be influenced quite quickly.

Although not an exhaustive list, enclosed is a useful summary of some of some of the more common issues to be aware of.

Appointment

Appointment and Fees

MiL Architects try to keep the process as simple as possible. Once you have made contact, it is ideal to arrange a visit to meet you face-to-face and discuss the project at your home. Many practices charge a fee for this service, however MiL Architects appreciate the importance of finding the right architect, and are therefore happy to do this free of charge.

At this initial meeting, the purpose is to discuss your preliminary brief and to explain the approach moving forward, while showing you examples of previous work and demonstrating the 3D software which will be used when designing your new home.

Following the meeting, you will receive a letter summarising the service you require which will include the proposed fees along with the terms of any future contract.
