Professional advice·Informed decisions·Before you build
MiL Architects Ltd helps homeowners navigate the decisions that shape a domestic project before a single brick is laid, from early brief development through planning, technical approvals and the realities of construction. Domestic construction has become increasingly regulated and complex, yet homeowners are still expected to make major decisions without understanding how the process works. MiL exists to change that - bringing clarity and confidence before significant time and money is committed.
About MiL

MiL Architects Ltd is a residential architectural practice specialising in extensions, remodels, renovations and new homes for private clients, primarily across London and Northern Ireland.
We work with homeowners who want more than drawings. They want practical advice, clear communication and confidence that decisions are being made for the right reasons.
Every project begins with understanding how the property is currently used, what the client hopes to achieve and whether the proposed investment is likely to deliver the desired outcome. From there, we help navigate the approvals process, as well as coordinating the technical requirements required to bring the project forward into the construction phase.
No two houses are the same, and no two clients are the same. Our advice is always shaped around the property, the proposal, and the people who will ultimately call that project 'home'.
Whether the solution is an extension, a renovation, a new home, or a simple reorganisation of the existing space; our objective remains the same - to help you make informed decisions and create homes that work better for the way you live.

Before the drawings
Residential projects are often judged by the finished result - the completed extension, the transformed home or the photographs taken once the dust has settled. Those outcomes matter, but they are the product of hundreds of decisions made long before construction begins.
The reality is that most projects are shaped as much by approvals, technical requirements, neighbour considerations, legal obligations and project strategy as they are by design itself. Understanding these factors early can save significant time, money and frustration later on.
That is why MiL focuses on developing the brief before anything is drawn. By understanding what the client is trying to achieve, what constraints may apply, and what routes are realistically available, we can help establish the right direction before any major commitments are made.
Sometimes that direction leads to an extension. Sometimes it leads to a remodel. Sometimes it leads to the conclusion that no extension is required at all. Our objective is not simply to produce drawings. It is to help you make informed decisions with clarity and confidence.

Why the journey matters
Domestic construction has become increasingly regulated and complex. Today's projects are shaped by planning policy, Building Regulations, neighbour rights, legal duties, technical approvals and project strategy. Professionals work within these processes every day. However, most homeowners encounter them for the first time while trying to make important decisions about their home. Before You Build™ was created to bridge that gap - a homeowner-first framework that transforms complexity into a clear and structured journey, before significant time and money are committed.
In focus
Most homeowners don't realise there is more than one route to building work.
Before a design is drawn up, the appropriate development route needs to be understood. The right choice depends on the property, the proposal, and importantly - the local policy.
Full Planning
A standard planning application assessed against local and national policy - the route for most substantial proposals.
Permitted Development
Pre-defined rights that allow certain works to progress without a full application; subject to strict limits and conditions.
Prior Approval
A lighter-touch consent for specific types of work, where the council confirms narrow technical points only.
Every topic within Before You Build™ follows the same six-stage framework, turning industry complexity into a clear and manageable journey. Whether the subject is planning, Building Regulations, Party Wall or project strategy, the objective remains the same: helping homeowners make informed decisions with clarity and confidence.
Beyond the Core Journey
Before You Build™ explains the principal legal, statutory and project considerations that shape most residential projects. Depending on the site, additional factors may also apply.
Protected Species
Legal protection and habitat considerations
Flood Risk
Site-specific flood risk considerations
Conservation Areas
Heritage assets and additional design controls
Ecology
Biodiversity, habitats and ecological impact
Utilities
Connection capacity and infrastructure constraints
Nesting Birds
Seasonal protection and timing constraints
Every project is bespoke. The above represents a selection of some other common factors that can influence your project. There may also be other matters specific to your site. These will be identified and addressed as part of our professional service, once appointed. Where necessary, we will advise if further professional consultant advice is required.

An MiL initiative
Understand the key considerations before committing significant time and money.
Most homeowners spend tens of thousands of pounds before they fully understand what they are buying. Sometimes they discover later that they never needed an extension at all.
Before You Build™ - an MiL initiative - helps homeowners understand what they are trying to achieve, which development routes may be available, what approvals may be required, what risks exist, what realistic costs may look like, and whether the project is worth pursuing at all.
Every topic within Before You Build™ is structured into six easy-to-follow steps, turning complex regulatory, legal and project considerations, into a clear, guided path.
